The 125mm window rule on a two storey home

Upstairs windows that open too far are a safety item, not a finish item.

Gables 2765 · 15 September 2026

In short: A first floor bedroom window in Gables without the required opening restriction.

The requirement

Where the floor below a bedroom window is more than two metres down and the sill is low, the opening must be limited so a 125mm sphere cannot pass through.

What we found

At a Gables handover in August 2026 a first floor bedroom window had no restriction in place.

Why it matters

Falls from windows are a known risk for young children, and the rule exists for exactly this case.

The fix

A compliant restrictor or a fixed screen, fitted before handover.

How we record it

Separately from the finish list, as a safety item.

FAQ

Questions Gables owners ask about this

Do all windows need restrictors?

Only where the rule applies, based on height and sill level.

Can I fit one myself later?

You can, but at handover it is the builder's item.

Is a flyscreen enough?

No. A standard flyscreen is not a restrictor.

Is this checked at frame?

No, it is a completion item.
